Emergency Landlord Call Out Services
We treat landlord emergencies with the urgency they deserve. Your tenant needs help and you need a reliable response.
Burst Pipe Emergency
A burst pipe in a tenanted property is an emergency. Water can damage the building and the tenant's belongings. We attend urgently to isolate the leak and repair the pipe.
No Heating in Tenanted Property
No heating during cold weather can make a property uninhabitable. We prioritise heating breakdowns in tenanted properties and carry common parts to fix the heating on the first visit.
Major Water Leak
A major leak from a ceiling, wall or floor needs urgent attention. We attend quickly to stop the leak and prevent further damage to the property and the tenant's possessions.
Blocked Toilet or Drain
A blocked toilet in a property with only one toilet is an emergency. We attend to clear the blockage and restore proper function so the tenant has usable facilities.
Gas Leak or Smell of Gas
If a tenant reports a smell of gas, advise them to call the National Gas Emergency Service on 0800 111 999 immediately. Once the immediate risk is dealt with, we can attend to repair the fault.
No Hot Water
No hot water means no washing, showering or bathing. We diagnose the cause whether it is the boiler, immersion heater, motorised valve or controls and restore hot water.

Emergency Landlord Call Out FAQs
Common questions about emergency landlord call outs
What counts as a landlord plumbing emergency?
A plumbing emergency in a tenanted property includes burst pipes, major water leaks, no heating in cold weather, blocked toilet where it is the only toilet, no hot water, and gas leaks. If the issue makes the property uninhabitable or unsafe, it is an emergency.
How quickly can you attend a landlord emergency?
We prioritise emergency landlord call outs and aim to attend as quickly as possible. Response time depends on your location and current engineer availability. Call us for an estimated arrival time.
Can you deal directly with the tenant?
Yes. We can contact the tenant directly to arrange access. We then report back to you with what we found, what we did and any further work required. This saves you coordinating between tenant and engineer.
What if the repair cannot be completed on the first visit?
We will do everything possible to complete the repair on the first visit. If a specialist part is needed we will make the situation safe, apply a temporary fix where possible and arrange a follow up visit once the part is available.
Do you charge extra for emergency landlord call outs?
Emergency call outs are charged at our emergency rate which is higher than standard appointments. We provide clear pricing before we attend so you know the cost. The cost of an emergency call out is usually less than the cost of water damage from an unattended leak.
What should I tell my tenant to do while waiting for the engineer?
Advise the tenant to turn off the water at the stopcock if there is a major leak, not to use electrical items near water, and to contain the leak with buckets or towels where safe to do so. If there is a smell of gas they should call 0800 111 999 immediately.
