A Gas Safety Certificate (also called a CP12 or Landlord Gas Safety Record) is a legal document confirming that all gas appliances, pipework and flues in a property have been checked and are safe. It is a legal requirement for all rented properties.
How often do I need a Gas Safety Certificate?
Gas Safety Certificates must be renewed every 12 months. Landlords are legally required to have a valid certificate and must provide a copy to tenants within 28 days of the check.
How long does a gas safety check take?
A standard gas safety check for a typical property with a boiler, gas hob and gas fire takes about 30 to 60 minutes depending on the number of gas appliances.
What happens if an appliance fails the check?
If an appliance fails the gas safety check we will classify it as Not to Current Standards, At Risk or Immediately Dangerous. We explain the issue and can quote for repairs or replacement.
Do homeowners need a Gas Safety Certificate?
Homeowners are not legally required to have a Gas Safety Certificate but it is strongly recommended for peace of mind. An annual gas safety check can catch problems before they become dangerous.
