How often do I need a Gas Safety Certificate?
Landlords must have a gas safety check carried out every 12 months by law. The certificate is valid for 12 months from the date of issue. We track renewal dates and remind you when your next check is due.
What is the difference between a CP12 and a Gas Safety Certificate?
They are the same thing. The CP12 is the official name for the landlord gas safety record form. The terms Gas Safety Certificate, CP12 and landlord gas safety check all refer to the same annual inspection.
Do homeowners need a Gas Safety Certificate?
Homeowners are not legally required to have an annual gas safety check, but it is strongly recommended for safety. A gas safety check gives you peace of mind that your appliances are safe.
What happens if an appliance fails the safety check?
If an appliance fails we will explain the issue and what needs to be done. We can often repair the appliance on the spot. If it cannot be repaired we will advise on replacement and may need to isolate the appliance for safety.
Do you send the certificate to the tenant?
Landlords must provide a copy of the Gas Safety Certificate to existing tenants within 28 days of the check and to new tenants before they move in. We provide digital copies for you to share with your tenants.
