What are my legal obligations as a landlord for gas safety?

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must ensure all gas appliances, pipework and flues are maintained in a safe condition. An annual gas safety check must be carried out by a Gas Safe registered engineer and a copy of the certificate (CP12) given to tenants.

What should I do if my tenant reports a gas smell?

Tell your tenant to call the National Gas Emergency Service immediately on 0800 111 999. They should not use electrical switches, naked flames or smoke. Once the emergency service has attended and made the situation safe, call us to investigate and repair the fault.

How quickly must a landlord respond to a gas safety issue?

There is no specific legal timeframe but landlords have a duty to act promptly and reasonably. A gas leak or safety concern should be treated as a priority. Failure to respond can have serious legal and safety consequences.

Can you issue a gas safety certificate during an emergency visit?

Yes. If we attend for an emergency gas repair we can carry out a full gas safety check and issue the CP12 landlord gas safety certificate during the same visit if time allows. This is efficient for both you and your tenant.

What happens if my rental property fails a gas safety check?

If faults are found during a gas safety check the appliance is classified as Immediately Dangerous, At Risk or Not to Current Standards. Immediately Dangerous appliances must be disconnected immediately. We can carry out the necessary repairs on the same visit.
