Stopcock Repair FAQs

Common questions about seized and leaking stopcocks

What should I do if my stopcock is seized and I have a burst pipe?

If you have a burst pipe and cannot turn off the internal stopcock, you need to turn off the water at the external boundary stopcock in the street. This is usually under a small metal cover near the property boundary.

Where is my stopcock usually located?

The internal stopcock is usually under the kitchen sink, in a downstairs toilet, in a cupboard near the front door, or under the stairs. In some properties it may be in the garage or utility room.

Why has my stopcock seized?

Stopcocks seize because they are rarely operated. The brass spindle corrodes and sticks. Turning the stopcock a quarter turn every six months keeps it free and working.

Can you replace my stopcock with a lever type?

Yes. We recommend replacing old round-headed stopcocks with modern lever-handle stopcocks. They are much easier to operate and more reliable in an emergency.

How do you replace a stopcock if the water cannot be turned off inside?

We locate and turn off the water at the external boundary stopcock in the street. This cuts supply to the whole property so we can replace the internal stopcock safely.

Is a leaking stopcock an emergency?

A small drip from the gland nut can be tightened but if the leak is significant or the stopcock is seized, it should be repaired or replaced promptly. Without a working stopcock you have no way to isolate your water.
