Pre-tenancy plumbing and heating inspections for landlords and letting agents. Ensure your rental property is ready before new tenants move in and avoid day-one problems.

Tenant-Ready Inspection Services

Everything checked so your tenant moves into a property with plumbing and heating that works.

Pre-Tenancy Plumbing Inspection

Complete check of all plumbing before new tenants move in. We test taps, toilets, basins, baths, showers, waste pipes, drains and visible pipework for any issues.

Heating System Check

Full check of the boiler, radiators, heating controls, hot water cylinder and programmer. We ensure the heating and hot water work correctly before the tenant arrives.

Gas Safety Certificate Check

Verify the gas safety certificate is current. If the certificate is due or expired we can carry out the gas safety check and issue a new CP12 certificate during the same visit.

Water Safety Check

Check for legionella risk by running all outlets, checking temperatures and ensuring water does not stagnate in unused properties. Important for properties that have been vacant.

Appliance Check

Inspection of any landlord supplied gas or electric appliances including cookers, hobs and extractor fans. We verify appliances are safe, working and correctly installed.

Check-Out Inspection Report

Plumbing and heating inspection when tenants move out. We document the condition, identify any tenant damage or fair wear and tear, and quote for any repairs needed before re-letting.

Tenant-Ready Inspection FAQs

Common questions about pre-tenancy plumbing inspections

When should I arrange a tenant-ready inspection?

The ideal time is after the previous tenant has moved out and any cleaning or redecoration work has been completed, but before the new tenant moves in. This allows time for any issues found to be resolved.

What happens if you find a problem during the inspection?

We provide a clear report detailing the issue with photos and a quotation for repair. Minor issues can often be fixed during the same visit. Larger repairs can be scheduled before the tenant moves in.

Do you check the gas safety certificate during the inspection?

Yes. We verify the gas safety certificate is in date. If it has expired or is about to expire we can carry out the gas safety check and issue a new certificate during the same visit.

How long does a tenant-ready inspection take?

A standard inspection takes approximately one to two hours depending on the size of the property and the number of plumbing and heating fittings to check. We provide the report within 24 hours.

Can you do the inspection if the property is empty?

Yes. We can inspect empty properties. In fact this is often ideal as we can access all areas freely. We just need the utilities connected so we can test the plumbing and heating.

Do you provide check-out inspections when tenants leave?

Yes. We can inspect the plumbing and heating when a tenant moves out, document the condition and report on any damage beyond fair wear and tear. This supports deposit claims if needed.
