Underfloor Heating Maintenance Across Bedfordshire, Hertfordshire, Buckinghamshire and North London

Regular maintenance keeps your underfloor heating running efficiently and prevents expensive faults. Our engineers service underfloor heating systems across Bedfordshire, Hertfordshire, Buckinghamshire and North London.

Underfloor Heating Maintenance Services

Regular maintenance keeps your underfloor heating reliable, efficient and comfortable.

Annual UFH Service

A full inspection and service of your underfloor heating system once a year. We check the manifold, pump, blending valve, actuators, thermostats and flow rates to ensure everything is working correctly.

Flow Rate Check & Adjust

Check and adjust the flow rate through each underfloor heating loop at the manifold. Correct flow rates ensure each zone heats evenly. Incorrect flow rates cause some areas to be colder than others.

Actuator Inspection

Inspect and test every actuator on the manifold to confirm they are opening and closing correctly. Failed actuators are the most common cause of a zone not heating. We replace faulty ones before winter.

System Water Test

Test the water quality in the underfloor heating system for corrosion, inhibitor levels and pH. Underfloor heating pipework contains a large volume of water that must be protected from corrosion.

Pump & Blending Valve Check

Test the underfloor heating pump is running correctly and the blending valve is maintaining the right temperature. A worn pump or faulty blending valve reduces system efficiency.

Pre Winter UFH Check

A full pre winter check of your underfloor heating before the cold weather arrives. We test every zone, confirm all thermostats call for heat and ensure the system is ready for winter.

What Our Underfloor Heating Maintenance Includes

Bleed air from manifold and pipe loops
Provide a service report with any recommendations

Why Choose Us for Underfloor Heating Maintenance

Prevent Faults

Regular maintenance catches failing actuators, worn pumps and blending valve issues before they cause a complete loss of heating. Prevention is cheaper than repair.

Better Efficiency

Correct flow rates, clean system water and a properly adjusted blending valve mean your underfloor heating runs at peak efficiency. Lower your energy bills.

Annual Reminders

We can remind you when your annual underfloor heating service is due. Regular servicing protects your system and catches small problems early.

Underfloor Heating Maintenance FAQs

Common questions about underfloor heating maintenance

How often should I service my underfloor heating?

Underfloor heating should be serviced annually along with your boiler. The manifold, pump, blending valve and actuators should be checked. Flow rates should be verified and system water quality tested. Annual servicing catches wear before it becomes failure.

Do actuators need replacing regularly?

Underfloor heating actuators have a typical service life of five to ten years. They contain a wax element that expands when heated and a spring that returns them when cooled. Both wear over time. We check all actuators during a service and replace any that are slow or failing.

Does underfloor heating need bleeding?

Yes. Air can accumulate in underfloor heating loops over time. Air reduces flow and causes cold spots. Bleeding is done at the manifold where each loop has a flow meter and isolation valve. We bleed all loops as part of the annual service.

How do I know if my underfloor heating needs inhibitor?

The system water should be tested for inhibitor level and pH. If the inhibitor level has dropped or the pH is out of range fresh inhibitor should be added. Underfloor heating contains a large volume of water and corrosion protection is essential.

How long does an underfloor heating service take?

An annual service on a typical domestic underfloor heating system with four to six zones takes about one to two hours. We check the manifold, pump, blending valve, actuators, thermostats and flow rates for every zone.

Can you service underfloor heating you didn't install?

Yes. We service underfloor heating systems regardless of who installed them. We are familiar with all major underfloor heating brands and manifold types. Regular servicing keeps any system running reliably.
